I want to rent — can you really get a landlord to accept me?
That's our Rental Concierge. Foreigners without Spanish payslips get rejected constantly, so we remove the reason: through a partner insurance broker we arrange rent-guarantee cover that makes you a safe tenant, prepare your document file, shortlist properties, attend every viewing with you, negotiate the terms and review the contract before you sign — all in your language. The fee is one month's rent, with a minimum of 1,500€: a 500€ retainer when we start, deducted from the fee, and the balance when you sign. To be clear about scope: the service ends when you sign the lease — anything after signing is not included.
Why would I pay you? The agency is paid by the landlord.
Exactly — the agency is paid by the landlord, so the agency works for the landlord. Nobody in a Spanish rental works for the tenant. We do: we are hired by you, we answer to you, and we never act as the agency of the same lease. Our fee is a tenant-representation service you contract directly; the insurance premium, if you take it, is paid by you to the insurer and is not part of our fee.
Can I really own a home without Spanish income or credit?
Yes — that's Rent-to-Buy. You choose the home, an investor partner buys it, you move in with about 5% down and buy it over time at a price locked in from day one. The agreement is notarised, so your option payment is protected. It runs in all four cities.
How much does an A-to-Z relocation cost?
Our packages are published: Starter 2,500€, Complete 4,900€, Concierge from 7,500€. Single services are priced openly too — an NIE starts at 150€. You get a written, transparent quote after your free consultation, and we'll never sell you a package if you only need one service.
Which cities do you cover?
Alicante (our home base — visit us at Calle Navas 25), Madrid, Valencia and Málaga. Rental Concierge and Rent-to-Buy are available in all four.
I'm American — what about US taxes and FATCA?
The US taxes citizens wherever they live, and FATCA reporting makes some Spanish banks wary of US clients. We are not tax advisors — we connect you with licensed cross-border US–Spain specialists and introduce you to banks that welcome Americans, with the paperwork prepared.
I'm British — what changed after Brexit?
You can visit visa-free only 90 days in any 180. To live here you need a residency route — usually the Non-Lucrative Visa (passive income) or Digital Nomad Visa (remote work). Good news: the UK–Spain licence-exchange agreement means you can swap your driving licence without re-sitting the test. A licensed partner lawyer confirms your route, free.
Do you handle the visa yourselves?
Legal advice comes from licensed partner immigration lawyers — your first video consultation with them is free (worth 250€). We prepare your documentation and coordinate the entire process around their advice, so nothing falls between providers.
Do you actually speak English?
Yes — fluent English speakers from your first message to the day you're settled, replying in your time zone. We work in Spanish too.
