The home, first
Two ways to get a home in Spain — without Spanish payslips
Every newcomer hits the same wall: no local income record, no Spanish credit — and sometimes a dog or two children on top. These are the two doors through it. Both come with a real office and a published price.
Rent · Rental Concierge
Your own agent gets the landlord to say yes
Foreign tenants are rejected before they see the flat. We make your application the safest one on the landlord's desk — then do the calling, the viewings and the contract, in your language.
Best if: you're staying 1–3 years, want to test a city first, or need somewhere fast.
Rent-guarantee cover through a partner insurance broker — the landlord is paid whatever happens
Your file prepared the way Spanish landlords expect it — foreign payslips, contracts, references
One agent calling agencies and owners in Spanish, filtering out those who say no to pets or kids
Every viewing attended — in person, or on video if you haven't landed yet
Terms negotiated and the lease read line by line before you sign
Fixed fee by rent band · from 1.500€ + VAT
Paid when you sign. A 500€ retainer starts the search, is deducted from the fee and is refunded if we don't deliver the service.
Step 1 is free. Tell us your situation and we'll say honestly whether we can get you approved — before you pay anything.
Requirements: about 5% savings and 2.500€/month net household income — foreign or remote income counts.

Rental Concierge · how it works
Rejected before you even see the flat? Here's how we change that.
No Spanish, no Spanish payslips, a dog or two children — each one is a reason to skip your application, and the landlord already has twenty others. We remove the reasons, then we do the legwork.
1
The strongest application on the desk
Your foreign payslips, contract and bank statements organised the way a Spanish landlord expects, with references and a cover profile. Then the piece that changes the answer: rent-guarantee cover through a partner broker, so the owner is paid whatever happens. Your dog and your kids stop being the risk.
2
Your agent does the calling
In Spanish and in your language: agencies and owners who never answer a foreign number, filtered for pets and children, viewings booked and attended with you — in person, or on video if you haven't landed. You stop chasing listings that were gone a week ago.
3
Negotiate, check the contract, sign
Rent, deposit, term, the pet clause, who pays what, exit conditions. We read the lease before you sign and explain every clause. Then we stop — nothing after signing is included.
In Spain the agency works for the landlord. Nobody works for the tenant — until now.
Count what you're paying per night in temporary accommodation. Every week we cut from the search is money you keep.
A fixed fee set by your monthly rent band: from 1.500€ plus VAT (1.815€ with VAT) for rents up to 1.500€ a month, then one band up for each further 500€ of monthly rent — paid when you sign. Step 1 is a free approval check; the 500€ retainer starts the search only once we've said yes, is deducted from the fee and is refunded if we don't deliver the service.
No payslips? No Spanish credit? You can still own the home.
Banks want local income records that newcomers simply don't have. Rent-to-Buy skips that wall: you pick the home, an investor partner buys it, and you move in.
1
Choose your home (150.000–400.000€)
We curate a shortlist matched to your family — or you send us homes you found. We pre-qualify them before you fall in love with one.
2
Move in with about 5% down
An investor partner buys the home in cash. You move in — no Spanish mortgage, no local income check, and the purchase price locked in up front.
3
Buy it when you're ready
From year 3 up to year 7 you have the option — never the obligation — to buy at the price agreed today, with up to 30% of your rent credited to it. Your option is notarised and registered at the Land Registry.

FAQ
The questions everyone asks first
I want to rent — can you really get a landlord to accept me?
That's our Rental Concierge. Foreigners without Spanish payslips get rejected constantly, so we remove the reason: through a partner insurance broker we arrange rent-guarantee cover that makes you a safe tenant, prepare your document file, shortlist properties, attend every viewing with you, negotiate the terms and review the contract before you sign — all in your language. The fee is fixed by your monthly rent band, starting at 1.500€ plus VAT (1.815€ with VAT): a 500€ retainer when we start — deducted from the fee and refunded if we don't deliver the service — and the balance when you sign. To be clear about scope: the service ends when you sign the lease — anything after signing is not included.
Why would I pay you? The agency is paid by the landlord.
Exactly — the agency is paid by the landlord, so the agency works for the landlord. Nobody in a Spanish rental works for the tenant. We do: we are hired by you, we answer to you, and we never act as the agency of the same lease. Our fee is a tenant-representation service you contract directly; the insurance premium, if you take it, is paid by you to the insurer and is not part of our fee.
Can I really own a home without Spanish income or credit?
Yes — that's Rent-to-Buy. You choose the home (resale flats from 150.000€ to 400.000€), an investor partner buys it, you move in with about 5% down and buy it within 3 to 7 years at a price locked in from day one, with up to 30% of your rent credited to the price. You need about 5% savings and at least 2.500€/month net household income — foreign or remote income counts, no Spanish payslip needed. The contract is notarised and your option is registered at the Land Registry. It runs in all four cities.
How much does an A-to-Z relocation cost?
Our packages are published: Starter 2.500€, Complete 4.900€, Concierge from 2.990€, all VAT included. Single services are priced openly too — an NIE starts at 181,50€. You get a written, transparent quote after your free consultation, and we'll never sell you a package if you only need one service.
Which cities do you cover?
Alicante (our home base — visit us at Calle Navas 25), Madrid, Valencia and Málaga. Rental Concierge and Rent-to-Buy are available in all four.
I'm American — what about US taxes and FATCA?
The US taxes citizens wherever they live, and FATCA reporting makes some Spanish banks wary of US clients. We are not tax advisors — we connect you with licensed cross-border US–Spain specialists and introduce you to banks that welcome Americans, with the paperwork prepared.
I'm British — what changed after Brexit?
You can visit visa-free only 90 days in any 180. To live here you need a residency route — usually the Non-Lucrative Visa (passive income) or Digital Nomad Visa (remote work). Good news: the UK–Spain licence-exchange agreement means you can swap your driving licence without re-sitting the test. A licensed partner lawyer confirms your route, free.
Do you handle the visa yourselves?
Legal advice comes from licensed partner immigration lawyers — your first video consultation with them is free. We prepare your documentation and coordinate the entire process around their advice, so nothing falls between providers.
Do you actually speak English?
Yes — fluent English speakers from your first message to the day you're settled, replying in your time zone. We work in Spanish too.
