Your home, first

Two ways to get a home in Spain — without Spanish payslips

Every newcomer hits the same wall: no Spanish income record, no Spanish credit — and sometimes a dog or two children on top. These are the two doors through it. Both come with a real office and a published price.

Rent · Rental Concierge

Your own agent gets the landlord to say yes

Foreign tenants are often turned down before they see the flat. We make your application the safest one on the landlord's desk — then do the calling, the viewings and the contract, in English.

Best if: you're staying 1–3 years, want to test the Costa Blanca first, or need somewhere fast.
  • Rent-guarantee cover through a partner insurance broker — the landlord is paid whatever happens
  • Your file prepared the way Spanish landlords expect it — foreign payslips, contracts, references
  • One agent calling agencies and owners in Spanish, filtering out those who say no to pets or kids
  • Viewings attended — in person in Alicante, or on video if you haven't landed yet
  • Terms negotiated and the lease read line by line before you sign
From €1,500 + VAT (€1,815 with VAT)
A fixed fee set by your monthly rent budget, paid when you sign. A €500 retainer starts the search, is deducted from the fee and is refunded if we don't deliver the service.
Step 1 is free. Tell us your situation and we'll say honestly whether we can get you approved — before you pay anything.

In-person viewings in Alicante province · elsewhere remote or on request · the insurance premium, if any, is paid to the insurer

Move in with about 5% down — no Spanish mortgage

Choose the home you want. An investor partner buys it, you move in, and you buy it over time at a price locked in from day one.

Best if: you're putting down roots but can't get a Spanish mortgage yet — no Spanish income record, no credit history.
  • Resale flats, penthouses and duplexes from €150,000 to €400,000 — we shortlist, or check the ones you found
  • An investor partner buys it in cash; you move in with about 5% down
  • Up to 30% of your rent is credited to the price
  • Purchase price locked in up front — the option, never the obligation, to buy
  • Notarised contract, option registered at the Land Registry
About 5% of the price to move in
Alicante is our home base; other cities on request · full terms in your free consultation
Step 1 is free. We check your situation and tell you whether Rent-to-Buy fits — and what a home in your budget would need up front.

Requirements: about 5% savings and €2,500/month net household income — US or remote income counts. Each case is assessed individually.

Rent first. Buy when you're ready — at today's price.

Banks want a Spanish income record that newcomers don't have. Rent-to-Buy skips that wall: you pick the home, an investor partner buys it, and you move in.

1

Choose your home (150.000–€400,000)

We curate a shortlist matched to your family — or you send us homes you found. We pre-qualify them before you fall in love with one.

2

Move in with about 5% down

An investor partner buys the home in cash. You move in — no Spanish mortgage, no Spanish income check to start, and the purchase price locked in up front.

3

Buy it when you're ready

From year 3 up to year 7 you have the option — never the obligation — to buy at the price agreed today, with up to 30% of your rent credited to it.

✓

Protected, and you can bring your lawyer

The contract is signed before a notary and your option is registered at the Land Registry, so your right survives a change of owner. Bring your own lawyer — we recommend it.

Renting from a private landlord
Rent-to-Buy with Relocation Centers
Security
Short-term — the landlord can decline to renew
A long-term agreement — 7 years in the standard agreement
Who owns the home
A private owner who can reclaim it for family use
An institutional investor, not a private landlord who may want it back
Pets & children
Often refused
Pets and small children are welcome
At the end
You paid rent for years and own nothing
Buying is always your choice — the price is locked in from day one

Rent-to-Buy terms depend on your profile and an individual assessment. If you decide not to buy, you normally lose the initial 5%, while any extra contributions above it are returned — the full terms are in the contract and explained in your consultation.

Visas for US citizens

Two visas cover most Americans — a lawyer confirms yours

Spain's Golden Visa for property investors closed on 3 April 2025, so buying a home no longer grants residency. Most Americans now come on one of these two routes.

Popular with retirees

Non-Lucrative Visa

Live in Spain on savings or passive income.

  • Private health insurance required
  • No working for Spanish companies
  • Your lawyer confirms the current income requirement
Popular with remote workers

Digital Nomad Visa

Keep your US job or clients, live in Spain.

  • Work remotely for a US employer or clients
  • May qualify for the Beckham Law tax rate
  • Family members can be included

Only need one thing? Every service is available on its own. A €500 deposit can reserve your start date on a package and is deducted from its price. Rent, dining and healthcare often cost less than in comparable US coastal cities.

🗣️ English-friendly

A large, established international community, English-speaking doctors and international schools — you're not the first American here.

Where we work: our office and in-person service — viewings, appointments, document handovers — are in Alicante province, on the Costa Blanca. Elsewhere we work remotely or on request; we can help with almost all of Spain at a distance, and we'll tell you honestly what's possible for your city.

The questions Americans ask first

Do I still have to file US taxes if I move to Spain?
Yes. The US taxes citizens on worldwide income wherever they live, and you may have FBAR/FATCA foreign-account reporting too. Once you spend more than 183 days in Spain you're a Spanish tax resident. The US–Spain treaty prevents double taxation. We are not tax advisors — we connect you with licensed cross-border US–Spain specialists who set this up correctly from day one.
Which visa is right for me as an American?
Usually the Non-Lucrative Visa (retirees and passive income) or the Digital Nomad Visa (remote work for non-Spanish employers or clients). We arrange a free consultation with a licensed partner immigration lawyer to confirm the best route and the current requirements for your case.
Is the Golden Visa still available?
No. Spain closed the investor Golden Visa on 3 April 2025, so buying property no longer grants residency. If anyone still offers you a Spanish Golden Visa, be cautious. For most Americans the Non-Lucrative or Digital Nomad Visa is the right route now.
Can I rent in Spain without Spanish payslips?
That's our Rental Concierge. Foreign tenants are often turned down, so we remove the reasons: through a partner insurance broker we arrange rent-guarantee cover, prepare your document file, shortlist properties, attend viewings, negotiate the terms and review the lease before you sign. The fee is fixed by your monthly rent budget, from €1,500 + VAT (€1,815 with VAT); a €500 retainer starts the search, is deducted from the fee and is refunded if we don't deliver the service. Step 1 is a free approval check.
Can I own a home without Spanish income or credit?
Yes — that's Rent-to-Buy. You choose the home (resale flats from €150,000 to €400,000), an investor partner buys it, you move in with about 5% down and have the option to buy it from year 3 up to year 7 at a price locked in from day one, with up to 30% of your rent credited to the price. You need about 5% savings and at least €2,500/month net household income — US or remote income counts, no Spanish payslip needed. Each case is assessed individually. The contract is notarised and your option is registered at the Land Registry.
What happens if I decide not to buy at the end?
We agree an exit date and end the contracts. In normal conditions you lose the initial 5% paid as a deposit, while 100% of any extra contributions you made above that 5% are returned. There is also a limited flexibility guarantee for specific cases. The full terms are written in your contract and we explain them in your consultation — and you are welcome to bring your own lawyer.
How do I open a Spanish bank account with FATCA?
US citizens involve extra FATCA reporting, and some Spanish banks avoid American clients because of it. We introduce you to banks that welcome US persons, prepare your document checklist, and accompany you to the appointment. The bank opens the account; our bank facilitation is €181.50.
Can I use my US driver's license in Spain?
You can drive on your US license for your first six months as a resident. After that, because Spain and the US have no license-exchange agreement, you must get a Spanish license by passing a theory and practical exam. We point you to English-speaking driving schools.
How much does it all cost?
It depends on what you need. A standalone NIE starts at €181.50, visa file preparation is €1,815, and our relocation packages are €2,500 (Beckham Starter), €4,900 (Complete) and from €2,990 (Relocation Concierge), all VAT included. Rental Concierge starts at €1,500 + VAT and Rent-to-Buy needs about 5% of the home's price to move in. You get a written quote after your free consultation.
Can you guarantee my visa will be approved?
No one honestly can: the decision belongs to the consulate or the immigration office. What we do is make sure your file is complete and consistent before you submit it — and, in the free consultation, tell you frankly if your case has weak points.
Do you only work in Alicante?
Our office and in-person service are in Alicante province, on the Costa Blanca. Elsewhere in Spain we work remotely or on request — we can help with almost all of Spain at a distance. Tell us your city and we'll say honestly what's possible.
Do you actually speak English?
Yes — you deal with fluent English speakers throughout, from your first message to the day you're settled. We work in Spanish too.
What if my plans change after I pay?
If you contract online or at a distance, you have 14 calendar days to withdraw and we refund what you paid (if you asked us to start earlier, you pay only for the part already done). After that, we keep only the work already done and refund the rest, as set out in your quote and our terms of sale.
